The World of Virtual FurnitureIn today’s current climate, when our budgets are tight and we need to save on costs, a good option may well be to use Virtual Furniture to stage your property for sale. When selling an empty home without furniture, it can be hard for the buyers to visualize how the space can be furnished. It may look bare and not as visually striking to draw in a buyer’s attention as a furnished property. Often empty rooms, for some bizarre reason can look smaller than they are. It can be expensive to organise to have your home furnished professionally, and while the results are often amazing and a photographers dream to shoot, it can mean another up-front fee.
We offer a virtual furnishing service which offers the buyers the opportunity to see just how your home can look furnished. Our team will use the style of furnishings to suit you and your home to present the property online; giving a reliable and stunning visual for advertising your home at its best. We strive to make it look as realistic as possible and given today's new technology the results are remarkable. As we do not want to misrepresent the property our team will take measurements of rooms and take into account doorways and robes to make sure the furniture is placed in a realistic manner and not misrepresent the spaces available. Pricing begins at $45 per image and you can check out some of our examples below. Personally, I’m a fan of contemporary modern design, so don’t be surprised by the selection. Need some advice on how to dress your home for sale, we work along side Emily from New Black Designs who will help transform your home with furnishings making it pop with colour and give it a warm and inviting feel. It may be you need your entire home staged with furniture or just a few cute touches. Using a professional like Emily, your home will be presented at its very best and will stand out and inspire prospective buyers.
Now on offer, drone video and photography. An excellent way to showcase a property and show people just where a property is located. Extremely eye catching and so beautiful to watch. Take a look on our video gallery for our latest:
Getting your property ready for sale can be a rather daunting experience for most. Getting rid of the clutter accumulated after years of living in your home can be exhausting. Having a large shed where you can pack away lots of your gear is ideal, but many have to rely on relatives or friends homes for storage space or place their possessions into hired storage. Whichever way you go it is time consuming but very necessary.
When it comes to the photographing it makes space for the photographer to get well angled photos of your home that create a sense of welcoming and space. For the open inspections it can allow a sense of openness and ease of flow for people to easily walk through and enjoy looking at their potential home without constantly bumping into others. For more tips on getting your home ready for sale please take a look at our presentation tips: Stay tuned foyr a coming video for more tips and ideas.... The use of twilight photography not only allows you to get those wonderful sparkling externals of your property with lit up windows you can see through and into your home. It also lets you get a photograph that can allow the viewer to see through several areas of a home at once. An opportunity for a larger home with entertainment areas off the living area to showcase it's spaces beautifully using your homes existing lighting. Something that can be rather difficult to achieve with a daytime shoot. This beautiful home with marvelous entertaining areas is for sale in Old Noarlunga: Magnificent views with this one in Aberfoyle Park, which also made use of the twilight shoot with it's sunset pool shot and sparkling lights view across to the coast and reservoir. Fantastic opportunities.
Well we have been getting busy as the weather gets cooler and interest rates drop. Above is a place in Coromandel Valley, well maintained with amazing valley views. Too much choice when photographing this one that's for sure. Check it out here. And below definitely has the "wow" factor with it's indoor pool to enjoy swimming all year round. Simply stunning in Flagstaff Hill. For a closer look: For those looking for a holiday house down the coast, checkout this one in Yankalilla: Enjoy a seaside holiday just down the road from Normanville Beach. This one's available to hire from Airbnbb down the coast at Aldinga Beach, one street back from the beach.
With summer well and truely upon us we have had the opportunity to photograph many properties in Coromandel Valley. A lovely spot where homes often have fantastic hills views from decks to witness those magnificent Adelaide Sunsets. You get the impression you are in the bush, away from suburbia yet still close to the city. Here are just a few we have photographed lately that are for sale. The one above in Sylvia Court: http://www.realestate.com.au/property-house-sa-coromandel+valley-119168191 http://www.realestate.com.au/property-house-sa-coromandel+valley-119129559
This gorgeous property is in Crowsnest Court in the heart of the valley. Again a beautiful deck to enjoy the Valley views. As summer approaches and the nights get longer and become beautiful and balmy, here's a place we recently photographed with a fantastic pool and surrounds; just perfect for those summer nights. Great location too. And did I mention the tennis court. OMG, it does not get much better than this.
Here is just one property we have recently photographed for sale in Glen Osmond - 52 Sunnyside Parade, Glen Osmond to be exact. Beautifully maintained, just move on in. http://www.domain.com.au/property/for-sale/house/sa/glen-osmond/?adid=2011495538&sp=6 More and more homes are coming onto the market and many are choosing twilight photography to highlight very individual aspects of their homes. Colours come alive at this time and it certainly gets some striking images to capture the buyers attention. Like the shot below of this gorgeous home in Eden Hills, where large windows into living areas allow for a unique and welcoming take on the home, not something achievable during daytime hours. 11 Douglas Ave, Eden Hills http://www.realestate.com.au/property-house-sa-eden+hills-118181715 And here is another home with large windows to the outside living areas that can be utilized to its full potential using twilight photography. You can just imagine yourself sitting out there on a warm and balmy summers evening enjoying an Aussie barbie. Tell you what I sure cannot wait for those evenings to set in. 125 Coromandel Parade, Coromandel Valley http://www.realestate.com.au/property-house-sa-coromandel+valley-118201103 I really like getting those sparkly lights to twinkle and glow and ALWAYS love it if the sun goes down just in the right spot to get a shot like the on below. We all love those summer nights and watching the sun go down, so this sets a scene perfectly. Bring it on!
